France’s independent hotels earn the most per room in southern Europe

France’s independent hotels earned more per room in July and August 2026 than those in Italy, Spain, or Portugal, even as occupancy slipped. Revenue per available room grew 1.8% to €94, and the average price per night sold rose 3.8% to €145, the highest of the four countries.

These figures come from “The State of Independent Hospitality in Southern Europe”, published by Amenitiz, the AI management system for independent hotels. It is the first report built on the real operating data of independent properties across France, Spain, Italy, and Portugal, with figures by region and department, giving hoteliers the numbers they need to price next season.

While independent properties make up more than 90% of accommodation in southern Europe, the large consultancies that publish annual figures measure only chains and hotels of more than 50 rooms. “The State of Independent Hospitality” fills this gap.

“Until now, independent hoteliers have had no benchmark built on businesses like theirs,” said Alexandre Guinefolleau, co-founder and CEO of Amenitiz. “Because we work with 11,000 independent properties in France, Spain, Italy, and Portugal, we’re in a unique position to measure a part of the industry that has always been left out.”

The full report, which draws on data from 9,312 independent properties across 49 regions of France, Italy, Spain, and Portugal, is available here.

Key findings

Highest revenue per room of the four countries: Revenue per available room (RevPAR) reached €94 in France, ahead of Portugal (€90), Spain (€86), and Italy (€85). Occupancy fell 1.3 points to 64.8%: higher prices paid off in July (+3.3% revenue per room), but in August occupancy fell 2.5 points and revenue per room barely moved (+0.6%).
Leading on direct bookings: More than one in three bookings (36%) is direct, the highest share of the four countries. Nine of the ten most direct regions in southern Europe are French, including Bourgogne-Franche-Comté (43%) and Occitanie (42%).
Southern Europe’s runner-up: Corsica ranks second of 49 regions for revenue per room (€167), behind only the Balearic Islands, and grew the most in France (+17% for the typical property). Normandy ranks eighth, ahead of Tuscany.
Biggest regional falls: Centre-Val de Loire fell the most, losing 8 points of occupancy and 9% of revenue per room for the typical property, followed by Pays de la Loire (–7%) and Île-de-France (–6%).
Top-earning departments: Corse-du-Sud leads on revenue per room (€192). Marne (Champagne), Eure, and Drôme rank among France’s most expensive departments, alongside the Côte d’Azur and Corsica.
Cancellations: Almost one in four online agency bookings (24%) was cancelled, against 8% made on a property’s own website. In Paris, 61% of agency bookings were cancelled.
Booking lead time: Guests book a median of 62 days ahead, second only to Portugal, rising to 100 days in Corsica. They stay an average of 3.7 nights (6 in Corsica) and spend about €540 per booking on the room alone.
